Saujana Residency, Subang Jaya

Introduction

This luxury freehold property is located in the heart of Subang Jaya, one of the most desirable townships within the close proximity of Kuala Lumpur, the capital of Malaysia. The developer has completed this project and handed over the keys to the purchasers in September 2009 but only in late February 2010, were the residents allowed to move in, as finally the buildings approval was granted . This high-end project was first launched back in December 2005 and I recall that within two weeks, most of the units were sold, thus it is proving to be a very popular development.

When I first discovered about it

I saw the big advert in the newspaper, back in December 2005. I was actually in Langkawi Island, on holiday at that time, with my good friend, my sister and her husband. We were very impressed with what we read and therefore the next day, I booked a flight to KL , to check it out for myself.

When I arrived at the show house/office, I could see that it was very busy. So many people were queuing up to put down their deposits and the 2 show apartments were very crowded too. I could also see that the chart list showing the sales was filling up fast.

After a short visit to the actual show units, I knew that I had to have one. What an imposing prospect! What beauty and elegance! I signed up straight away!

What else I like about Saujana Residency is that this is just a one off project, by the well known developer, The Lion Group, who also own 'Parkson', one of the big retail outlets and one of their stores is in the Shopping complex called Subang Parade, just opposite this development. I am very delighted that there will be no second phase to this project, unlike many others in Malaysia!

Saujana Residency is comprised of 2 identical buildings called Suria Tower and Bayu Tower, with 185 units in each Tower. So it is quite a low density residence. By the way, Suria is the Malay word for the sun and Bayu means gentle breeze.

Location, location, location

Well, a lot of people say, always consider location, location, location, when it comes to buying a property.

The location of Saujana Residency is just perfect. Shopping Malls are just right at the door steps, with the train commuter station nearby, that can take you to KL Sentral, the main train station in KL, just about 20 minutes away. What's more there are several renowned golf courses, Medical Centres, distinguished colleges, schools and hotels nearby as well. So couldn't be better! By the way, the brand new shopping mall called Empire Subang has just recently opened and it is just next to Suria Tower.

There are also luxury coaches to KLIA and LCCT airports, operated by the Subang Parade, waiting just outside the gate of Saujana Residency! Regular luxury coaches are also available to Genting Highland and Singapore.

In 2012, there will be a new LRT station beside the commuter station, which means that there will be a direct train line to KLCC. I am really looking forward to this great facility, as I will be able to attend the Malaysian Philharmonic Orchestra's concerts at the Twin Towers much more conveniently.

The unit

My unit is in the Bayu Tower, about 1000 sq ft, 3 bedrooms and 2 bathrooms with views facing KL skyline including the twin towers and KL tower, very high floor and comes with a nice allocated underground parking lot, near the lifts. The special feature of my unit is that the master bathroom is actually sticking outside the building like a balcony!

Well for my unit, the developer has provided air conditioning split units to the living room, master bedroom and the second bedroom. Also a tumble dryer machine, points for satellite tv, telephone and internet broadband are included. Hot water system is supplied to both bathrooms, as well as the usual electrical points and sanitary fittings.

The facilities

You will be very impressed with the facilities provided for the residents. There is an Olympic-sized swimming pool and 3000 sq ft state of the art gymnasium overlooking the pool and the grand entrance.

Then there are 2 tennis courts, the saunas and hot spa for the adults and a wading pool and a covered playground for the little ones. Not to mention also the BBQ stations and several multi purpose function rooms to cater for any social events or gatherings.

In each tower, a visitors lounge at the entrance and a grand hall at the swimming pool area are now being built and will be ready very soon. A reading room and a games room are also on their way.

Other facilities are to include a convenience store cum cafeteria, a launderette and a nursery.

For security measures, we have an advanced 24-hour security system, including a resident card and an access card systems, CCTVs and Intercom system.

What a spot!

Update

I have been staying here for a good few months now. What can I say, I am loving it!

The location is still unbeatable. Everything is just around the corner. On the other hand, my views are equally fabulous, be it day or night. I just can't wait for tonight's fireworks sprawling across the KL horizon. It will be magic. May I take this opportunity to wish you all a very happy New Year 2011.

p.s. I just heard today that Subang Parade is now constructing an 8 screen cinema including one, a giant 3-D screen on an additional floor opposite Carrefour. I was told by the management that it will be ready by May 2011. Long overdue! We certainly need it here.

There will be a get-together party on Sunday the 9th for all the residents. Will see you there.
